The business of CA Fastigheter was founded in Kalmar,
in 1912, by Claes Johansson, the grandfather of the
current owners.

In 1947, the company name was changed to Claesson
& Anderzén, when Edvin Claesson, the son of
the founder, took over the business. The construction business
continued, performing construction for outside parties,
as well as erecting buildings to be managed by
the company. The latter group of buildings from this
period is still owned by the CA group, and constitutes
the foundation of today’s real estate holdings.
The group is currently owned by Magnus and Johan
who are brothers and represent the third generation of
the Claesson family.  Today CA Fastigheter is represented
primarily in Sweden, but also in Germany, Estonia and Russia.
At the end of 2014, the CA group owned real estate
area of more than 650,000 sq. meters.

More than 42 per cent of these holdings consist
of residential units, with the remaining area devoted to
commercial space, such as stores, offices, hotels and
storage areas.

The CA group is developing both properties currently
in our portfolio, as well as acquisitions, with a
current emphasis on residential and commercial property
development.

This department oversees technical operations and strategic planning within the organization.

Technical Management

The Project Development and Management team at CA Fastigheter AB is responsible for overseeing and driving the development of new and existing real estate projects. This includes coordinating with various stakeholders, managing project timelines and budgets, ensuring compliance with regulations, and executing construction and renovation projects. Their focus spans residential, commercial, and capital projects aimed at expanding and enhancing the company’s property portfolio.

Project Development and Management

The Regional Management team at CA Fastigheter AB oversees and manages the company's real estate holdings and development projects within their respective geographic areas. This includes ensuring optimal performance of residential and commercial properties, identifying new acquisition opportunities, and leading development initiatives in line with the company's strategic goals. The team members, each responsible for a specific region, work collaboratively to maintain and enhance the value of the company's diverse property portfolio.

Regional Management

The Finance Team at CA Fastigheter AB is responsible for overseeing the financial health and strategy of the company. Key duties include financial reporting, budgeting, and managing cash flow to ensure the optimal allocation of resources. The team also conducts financial analysis to guide investment decisions, supports project financing, and ensures compliance with local and international financial regulations. Members include a Business Controller, Redovisningsekonom (Accountants), Ekonom (Economist), Ekonomichef (Chief Financial Officer), and Projektekonom (Project Accountant).

Finance Team

The Property Management Team at CA Fastigheter AB oversees the day-to-day operations and maintenance of the company's real estate holdings. This includes coordinating maintenance and repair efforts, managing tenant relationships and lease agreements, ensuring the commercial and residential properties meet regulatory standards, and optimizing occupancy levels for all managed spaces. The team works closely with tenants and service providers to ensure smooth property operations and high tenant satisfaction.

Property Management Team

The Communications Team at CA Fastigheter AB is responsible for managing the company's internal and external communication strategies. This includes public relations, media outreach, handling corporate branding, and ensuring clear and effective communication across all departments and external stakeholders. The team also supports ongoing projects like those in the Gasverket area, fostering community relations and promoting the company's developments in residential and commercial properties.
